href=\"https:\/\/www.boston.com\/real-estate\/fall-house-hunt\/2024\/09\/09\/understanding-insurance-5-questions-every-home-buyer-ask\/\">seguro<\/a> e <a href=\"https:\/\/www.boston.com\/real-estate\/fall-house-hunt\/2024\/09\/12\/property-taxes-primer-for-homebuyers\/\">impostos<\/a>que variam de acordo com onde voc\u00ea mora, disse ela.<\/p>\n<p>A d\u00edvida tamb\u00e9m desempenha um papel importante, disse Hatton. \u201cOs provedores de hipotecas querem ter certeza de que, uma vez que voc\u00ea esteja em uma casa, voc\u00ea ter\u00e1 condi\u00e7\u00f5es de permanecer l\u00e1, e \u00e9 a\u00ed que os impostos, seguros, etc., entram em jogo.\u201d<\/p>\n<p>Ng disse que mesmo uma pequena mudan\u00e7a na taxa de hipoteca ou na pontua\u00e7\u00e3o de cr\u00e9dito pessoal pode fazer com que o pagamento mensal da hipoteca ultrapasse 28% da renda bruta mensal do comprador. <\/p>\n<p>\u201cA regra da hipoteca de 28% estabelece que voc\u00ea deve gastar 28% ou menos de sua renda bruta mensal no pagamento da hipoteca (incluindo principal, juros, impostos e seguros)\u201d, de acordo com <a href=\"https:\/\/www.chase.com\/personal\/mortgage\/education\/financing-a-home\/what-percentage-income-towards-mortgage\">Banco Chase<\/a>. \u201cPara avaliar quanto voc\u00ea pode pagar usando esta regra, multiplique sua renda bruta mensal por 28%. Por exemplo, se voc\u00ea ganha R$ 10.000 todos os meses, multiplique R$ 10.000 por 0,28 para obter R$ 2.800.
